What is a “zero-lot-line” and why is Tivoli Reserve distinguished in NOT having them?
Homes in many new communities in South Florida are built on what is called a “zero-lot-line.” That simply means that one or more walls of the house are directly on the lot line and touch the lot line(s) of your neighbor(s). None of the homes in Tivoli Reserve have zero-lot-lines. All the homes are built on estate lots from 7,818 to 13,584 sq. ft. That gives Tivoli Reserve homeowners the land all around their home and the possibility to include extended patios, gardens, etc. outside their home.
Is there an age restriction for homeowners?
Tivoli Reserve is an “Active Adult” community with an 80/20 rule. That is, at least 80 percent of the homes need at least one resident to be 55 or older. At the time of this posting (July 2014) there is no restriction to selling to buyers under 55. At future dates, please check with our on-site property management office (561-735-8800) to find out if we are compliant with our 80/20 rule.
What is the maintenance fee and what does it cover?
The 2014 maintenance fee for Tivoli Reserve homeowners is $1,341 per quarter. This includes among other things:
Daily/weekly/monthly community maintenance (clubhouse, pool, tennis courts,
lake, gardens and trees on common property, etc.)
Property management (including security, insurance, etc.)
Lawn care on all properties (mowing, trimming, pesticides, watering)
Utilities (clubhouse, guardhouse, street lights, etc.)
Expanded cable TV service to all homes
Exterior painting of homes (regular schedule)
Powerwashing of roofs, pavers and swales (regular schedule)
Disaster deductible for hurricanes
Maintenance for community infrastructure
What kind of security protection does Tivoli Reserve have?
Tivoli Reserve is a gated community with a guard posted 24/7 at the entrance.
Does Tivoli Reserve have any pet restrictions?
Ordinary house pets are permitted and include dogs (except Pit Bulls, Dobermans, and Rottweilers), cats, caged domestic birds, hamsters, gerbils, guinea pigs, aquarium fish, and pets normally maintained in a terrarium or aquarium. However, not more than two dogs and/or two cats shall be allowed per home.
What kind of assistance does Tivoli Reserve offer its residents in resolving problems?
Tivoli Reserve has a full time property manager on site. Our property manager is always responsive to homeowners who notice maintenance problems within the community. The property manager is also very helpful in referring homeowners to appropriate vendors/service companies for their individual concerns.
Is there any opportunity to get involved in the community, to use my experience and expertise?
Tivoli Reserve welcomes its homeowners to get involved in the management of the community through the Homeowners Association Board of Directors and a number of committees, including:

What amenities does the Tivoli Club offer?
As of the fall of 2014 the newly renovated Tivoli Reserve Club (adjacent to the pool and fitness center) includes:
Wi-Fi for the clubhouse area

Gathering Hall with piano and wet bar
Gentlemen’s Card Room
Ladies’ Card Room
Media Room with large state-of-the art projection screen and plush reclining seating
Desktop computers with internet connection for homeowner use
Does Tivoli Reserve have tennis courts?
Tivoli Reserve has four Har-Tru tennis courts. The ratio of courts to number of households assures court time is not a problem. The tennis courts are open from 7 a.m. to 11 p.m. and all courts have lighting. On Saturday mornings several tennis clinics address all levels of playing from beginner to advanced.
Does Tivoli Reserve have exercise equipment?
Tivoli Reserve has a top-of-the-line fitness center that includes:
A resort-style heated swimming pool is adjacent to the fitness center as are our four Har-Tru, lighted tennis courts. Residents also enjoy walking/jogging/bicycling in our community.
Does Tivoli Reserve have a Social Director to keep residents active?
Tivoli Reserve has a Social Director on site five days a week, from 1-4p.m. The Social Director works closely with the Social Committee in helping to organize and publicize all their activities. In addition, the Social Director arranges for shared events with other nearby communities, excursions, and discounted tickets to a wide range of off-site amusements. Tivoli Reserve residents are alerted to these events/social opportunities well in advance through posters and bulletin board notices in the Tivoli Club, in the Tivoli Reserve monthly newsletter, on our website, on Channel 63, and through direct email.
What sorts of organized activities does Tivoli Reserve have?
The Tivoli Reserve Social Director, Social Committee and interest-specific clubs help fill a full schedule of events, including:
